Applicants must meet our qualification criteria, which include income, credit, and rental history requirements. Each applicant over the age of 18 must complete an application and undergo a screening process. Please see question 7 for specific qualification details.

Trailhead Vista offers four thoughtfully designed floor plans to suit your lifestyle. Please contact our leasing office for the most up-to-date information on available one-bedroom and two-bedroom apartment homes.

Your monthly rent includes access to all community amenities, such as the resident lounge with coffee bar, resort-style pool, fitness center, grills, business center and more. Trash services are also included, dumpsters located onsite.

Wi-Fi in common areas is included. Electric, water and sewer, and in-unit internet are not included in the rent price and are billed separately to residents. Please contact the leasing office for specific details on utility billing.

A security deposit is conditional. The specific amount may vary based on application qualifications but will not exceed one month’s rent. We also have the option of an institutional guarantor for those that qualify. Please contact the leasing office to discuss current deposit requirements and any alternative options that may be available.

We offer lease terms between 12 and 18 months. For information on other lease durations or renewal options, please speak with a member of our leasing team.

Our requirements are posted in our office for your convenience and disclosed to you in a document that requires your signature at the time of application. For income we require three times the monthly rent amount to be earned in gross pay. Gross pay is your pay amount before taxes or benefits are deducted from your paycheck. For full time hourly workers you can calculate your annual gross pay by multiplying your hourly rate of pay by 2080.

Yes, renter's insurance is required for all residents. You may provide proof of your own policy to meet this requirement or use our policy. We require $100,000 in liability coverage. Our Foxen policy will meet these requirements as well as provide $10,000 in personal property coverage. Call us to learn more.

Applications can be completed online through our website or in our office with a team member. An application fee of $50.00 per applicant is required to cover the cost of credit and background screening. Please contact the leasing office for the current application and administrative fee amounts.

Trash services are included in your monthly rent. However, there are additional monthly fees for residents with pets (pet rent). Please contact the office for specific fee amounts.

Trailhead Vista is a pet-friendly community we allow up to two pets per unit and each pet can weigh up to 70lbs. For information on our breed restrictions, contact our office today.

Yes, we have open parking and it is included with rent. We allow one vehicle per licensed occupant with additional guest parking available for short term visitors.

Apartments at Trailhead Vista are unfurnished, allowing you to create a space that reflects your personal style. If your interest is in a furnished home, our office has a professional network that is ready and capable of assisting you in furnishing your home.

Trailhead Vista is designed with modern comfort and everyday convenience in mind, offering thoughtfully finished apartment interiors alongside inviting community spaces. Inside each home, features like granite countertops, stainless steel appliances with a built-in microwave, wood-style plank flooring, walk-in closets, full-size washers and dryers, and select walk-in showers with ceramic tile surround create a clean, functional living environment. Throughout the community, residents can enjoy a resident lounge with a coffee bar, resort-style pool, fitness center, grilling stations, game and movie room, business center, fire pits, and a dog park, along with added conveniences like Wi-Fi in common areas, a secure package room, and a smoke-free setting.

Tours can be scheduled by contacting the leasing office or by booking an appointment directly through our website. Click on the bubble in the bottom right corner of our website to schedule an in person tour, a virtual tour, or to view our floorplans.

Maintenance requests can be submitted easily through the resident portal app, where you can attach photos, or by calling our phone number and selecting the appropriate prompts. You can also contact a member of our team.

A maintenance emergency is a situation that poses an immediate threat to life or property, such as a total loss of heat in winter, a major gas leak, or a significant water leak. For urgent maintenance emergencies, please call our phone number and follow the prompts for emergency maintenance. For life-threatening emergencies, please contact 911 immediately.

Once your lease is signed and all move-in funds are paid, you will be contacted by a team member to schedule your move in time.

Move-out notices must be submitted in writing to our leasing office not less than 60 days before the anticipated move out. For early lease terminations a fee will apply. Please refer to your lease or contact the leasing office to confirm the required notice period and to receive information on the move-out process, including apartment turnover procedures.

Rent is paid online through the secure resident portal via ACH, debit card, or credit card. Payment is not accepted in the office. If you would prefer you may also pay via MoneyGram, contact the leasing office to obtain the appropriate documentation.

The resident portal is accessible from our website or by downloading the Resident Portal app. The resident portal can be used to make payments, submit work orders with photo attachments, and view lease documents.
